Zach Hines | Spencer / Hines Properties | Commercial Real Estate

Zach Hines started in the commercial real estate industry immediately after graduating from Clemson University in 2005 working as an agent for Coldwell Banker Commercial. After 8 years of commercial brokerage at Coldwell Banker Commercial and Langston Black Real Estate, Zach partnered up with his father and uncle in 2013 to form a commercial real estate brokerage company called Spencer Hines Properties of Greenville, SC in which he serves as President. Zach’s uncle, Ben Hines, started Spencer Hines Properties of Spartanburg over 38 years ago and it only made sense for the Hines family to open a Greenville office.


Over the years, Zach has negotiated numerous leases, sales, and investments along with personal development projects and site selection for developers and tenants. During 2021-2023 alone, Zach personally brokered over $70,000,000 in transactions. 

Zach has strategically formed partnerships to purchase and redevelop buildings over the last decade and currently owns in excess of 100,000 square feet of commercial mixed-use properties in and/or very close to Downtown Greenville. These projects range from the repositioning of multi-tenant office buildings to mixed use projects that host retail, restaurants, office and residential. Zach has spearheaded multiple adaptive reuse projects of historic buildings in Downtown Greenville where he took buildings that had no HVAC, electrical or plumbing and turned them into Class A multi-tenant buildings that he was able to successfully lease up that are now fully occupied.

In addition to the personal projects mentioned above, Zach has represented over 30 tenants and landlords on and near Main Street in Downtown Greenville. Some of these retailers and restaurants on Main Street include Blue Mercury, Savannah Bee Company, Spartina 449, Woof Gang Bakery, Byrd’s Cookies, Jersey Mike’s, Papi’s Tacos, Jack Browns Burger Joint, Neat Bourbon Bar, Sushi Go, Blu Martini, and the Comedy Zone.

Zach understands both the landlord and tenant side of the transaction as well as budgeting for adaptive reuse projects along with first-hand knowledge of ground up development. Zach has been happily married to his wife Erin since 2011 and they have two precious daughters named Bentley
and Elise.
